THE AREA One of the biggest good points of this apartment is the location. Located close to the river in Avenida de la Libertad, it is located in the middle of a charming triangle: La Concha beach, Gros neighbordhood and its beach Zurriola and the Old Part. They are the most succesfull areas in San Sebastian... and also the apartment is situated in the city centre, in the commercial area... And to eat: XIRI BAR. Very recommendable place. Has recently change owners and they have give it a good quality push. It is one minute from the apartment. Perfect for breakfast, lunch and dinner. Very recommendable their spanish omelette and their complete menu of hot pintxos. SAIGON RESTAURANT: 2 minutes walking you can find Saigon Oriental restaurant.     There are many things to do in San Sebastian... but if you want to come, there are, at leat 10 things that you don't let to do... 1) A swimming in La Concha Is the sixth best beach in tghe world... seriously are you going to come to San Sebastian and don´t take a bath in their waters? The Concha bay is the most omportant postal of San Sebastian. But not only that, is a great beach to swim in its, generally, calm waters...   2) Go to eta pintxos The tapas, in Euskadi, are called pintxos. In San Sebastian there is a great tradition of pintxos and, generally all the neighbordhoods has bars where it excellent pintxos. But, is in the Old Part where you will find the most famous pintoxs... here is a route made by Always Easy.   3) Visit the amusement park The amusement park of Igueldo Mountain is one of the places you can't loose. For some reasons: is a theme park from the first years of the 20th century and cuald be a good excuse to eat in a good grill of tje Igueldo Mountain.   4) A tour on bike San Sebastian has become in a city where the bicycle has a great prominence... There are many bike rentals companies, so is not dificult to find one or do a guided tour. 5) Learn cooking Do you want to learn doing some pintxos to your guests? In San Sebastian you can do! If you know cooking there are three companies that teach the secrets of the basque cuisine; Mimo, Just in San Sebastian and teh Basque Culinary Centre. 6) Eat in a sidreria There nothing more traditional of the basque cuisine that eat in a sidrería. And, althought the season is form january ot april, there are sidrerias that open all the year. You will can to taste their cider and the tradiotional menu of the sidreria: cod, t-bone steak, cheese and walnuts. 7) Visit the Santa Clara island To see tha bay from the other side is anther thing that you can do in San Sebastian. There is a transport service on boat.. You also can go on canoe and even swimming. One you are there you can take something in its little bar or go to the picnic area. 8) A tour on kayak to the bay Here is a video of a tour of the bay on kayak by Always easy. This video resumes everything. 9) Shopping The city centre of San Sebastian is a big mall with lots of shops. There are big chains and small local trade. If what you like is shopping, in San Sebastian you will can do that! 10) Learn surfing Is another recommendable activity.. so if you like surfing and you have to improve or you don't know anything about surf, in Zurriola beach there are some surf schools.     San Sebastian is one of the most beautiful cities of Spain. This knows everyone, but... San Sebastian has also some places near with a lot of charm... and fros Always Easy sugest to visit them... This is our list of places ti visit near San Sebastian:   BASQUE COAST From Fuenterrabia to San Juan de Gaztelugatxe, the basque coast has a really spectaculars landscapes and beautifull fisshing villages. A good reoute is to go to the west from San Sebastian untill San Juan de Gaztelugatxe. We will find beautiful fishing villages, like Getaria or Mutriku, perfect places to eat fresh fish done on grill. But what it done a great route is the coast, it has been used in the famous serie Game of Thrones as Dragonstone. In one side we have the geopark that are, from Zumaia to Mutriku, cliffs formed by rocks layer that have been done during milions of years. It give very valuable information about the earth during 60 milion of years. In the other side is the hermitage of San Juan de Gaztelugatxe, that seems is on the sea... it also has been used as scenario of Draginstone.   FRENCH COAST Also is very recommendable go to the east and find the beautiful french coast. Three are the main villages of the zone: Hendaya, in the border, Biarritz, with a beautiful promenade; and San Juan de Luz, one of the first turistic places of european royalty. The three places are very known for its beaches, especially to the surfers.   THE RIOJA ALAVESA If you want to taste some of the most famous wines in the world... la Rioja Alavesa is a excellent option. Is a place full of vineyards and of thousands years old wine cellars, and others youngers, but with a great wine tradition. You can book a visit to a wine cellar and taste their wines... some has, even, restaurant.     We present Loiola, a cozy 50 square meters apartment in the centre of San Sebastian. It has a bedroom, perfecto for couples.   THE APARTMENT Surface: 50 square meters. Rooms: 1 maximum guests: 2 BOOK Loiola apartment is a great decision when you choose a place to stay in San Sebastian. Two reasons: One, is recently reformed and all is completely new and very well equipped. Two, the situation is privileged... in the gold mile of San Sebastian, where is a great part of the shops in San Sebastian. Also, is very near of La Concha beach and the Old Part is in five minutes walking. The main stance of the apartment is its confortable hall with integrated kitchen and american bar. All is done for the confortability of the guest, without take up the space with useless furniture for the guest. Confortability, that's the key. Also is decorated with a good style. The beautiful  bedroom is also thinked for the confortability of the guest. A double bed with individual nightstand and a biult-in wardrobe.   THE ZONE As we said, the apartment is in a privilege zone in San sebastian, in a pedestrian street with all kind of shops. But, also, is very near from Cervantes Place in La Concha walk. If you like shopping... Loiola apartment is your election! The center of San Sebastian has transform in a big mall where the big international shops has  invested a lot of money to have their location.  The epicentre of this big mall is the Loiola street... a pedestrian street, where in the center is the San Martin market with one of the biggest Zara in the world. But not only that, from the crisis, the banks had to sale their big offices and that places took the big cloth brands. And to eat... The Loiola street is konwn because of its comerce... but is very near from the Old Part, the epicentre of the gastronomy from San Sebastian. But of you don't like to move we recommend you this two places: ANTONIO BAR: Is a little pintxos bar with a very good spanish omelette. Normaly is full in the lunch time. ZAZPI BAR: Very close from Antonio, is Zazpi bar, there are very very good pintxos and portions. Must to taste them! we recommend their chips and the croquette... really nice!

    NORMATIVA DE APARTAMENTOS TURISTICOS. EN QUÉ CONSISTE. La nueva normativa para el alquiler turístico que el Ayuntamiento de Donostia-San Sebastián ha puesto en marcha tiene como objetivo limitar el número de apartamentos turísticos en ciertos puntos de la ciudad.  Como consecuencia del boom de páginas como Airbnb o HomeAway, donde se ofrecen alquiler de apartamentos por parte de particulares y empresas, Donostia se ha visto saturada de este tipo de inmuebles.  En primer lugar nos gustaría diferenciar entre los particulares que, aunque tengan la posibilidad de hacerlo legal, alquilan su piso de forma ilegal y las empresas de apartementos turísticos reglados. Los primeros no pagan impuestos, ni cumplen ninguna normativa de seguridad u otro tipo. En cuanto a las empresas de gestión de apartamentos turísticos, pagan impuestos (IVA y actividades económicas), están sujetos a diferentes normas, por ejemplo de seguridad, habitabilidad, etc.. La normativa consiste en lo siguiente: El ayuntamiento ha dividido la ciudad en zonas según la saturación turística... La zona A: que corresponde a Parte Vieja. La zona B para los barrios de Centro, y Gros y parte de Antiguo, Egia y Amara. Y la zona C para el resto de Donostia. Según la zona, se aplicarán una serie de normas, que serán más estrictas en las zonas de mayor concentración de apartamentos.   "Si eres propietario desde Always Easy ofrecemos una primera consulta  personalizada  a cada caso de manera gratuita y sin compromiso"   Pero, ¿cuáles son esas normas? - La norma general será que el piso turístico sólo podrá estar en el primer piso del edificio.  - En la Parte Vieja sólo primeros que ya tengan la licencia o esté en trámite. No se darán nuevas licencias. - En la zona B Los apartamento turísticos deben estar en la primera planta del edificio. Siempre y cuando el  área de negocio de todo el edificio no supere los 250 metros cuadrados. - En la zona C la superficie sube a 350 metros cuadrados. Hay una excepción a sólo poder estar en la primera planta en las zonas B y C, que consiste en que, podrá haber un apartamento vacacional en otro piso, siempre y cuando no se superen los metros cuadrados en el total del edificio y éste no tenga más de 6 plantas.   ¿ES DEFINITIVA? No es definitiva. Puede que haya modificaciones que se conocerán a final de enero. Además, la asociación de apartamentos turísticos reglados Aparture, ha puesto alegaciones a la normativa apoyados por un equipo de abogados especialistas en estos asuntos.   SOY PROPIETARIO ¿QUÉ PUEDO HACER? Sin embargo, creemos que esta normativa no es justa para las empresas de pisos vacacionales reglados y, en muchos casos, cae en contradicciones... It has reformed completely. The project and the decor has been done By Living Proyects (link). The Living team, under the supervision, has used first quality materials and furniture. And what to say about its big terrace that dominates the city centre with The Good Shepard cathedral. Is a diaphanous flat and very bright. It has 40 square metres and has living room, opened kitchen, and a loft  where is the bidroom. And has a comfortable toilet with two zones, one for the shower and the other for the toilet and the sink. Another important thing of the apartment is the 40 metres terrace. It has two zones: on conformtable zone with a awning and a table to enjoy of meals and dinners... and another chill out zone with hammocks and a shower to  sunbathe or take a siesta.   THE ZONE  Reyes Católicos The apartment is the Reyes Católicos zone, a pedestrian street with terraces, bars and commerce like fashion stores, hairdressing, food or decoration... here we let you some examples: DELA: An urban fashion sotre with marks like Vans, New Balanc, Carhartt, clarks... REBER'S: A spots store, especialized in running. There you will find the best trademarks. CASA VALLES. A classic bar. The place where the considerated the first pintxo in San Sebastian was invented, Gilda. AMELIA: New restaurant with international inspiration modern food. An authentic discovery to the palate. DROP: For the beer lovers. You will take one of their 19 artesanal beers. EL BOMBIN: To take a good wine with one of their toasts.     THE APARTMENT Rooms: 3 double Maximum guest: 6 Toilets: 2 Surface: 100 m2 BOOK   The apartment has 100 square metres recently reformed, they are divided in three bedrooms, a big living room with a beautiful kitchen integrated, two toilets and an inside terrace.  The decoration is minimalist and modern... the white color is the guest and combines perfectly with wood color of the floor and the original beams. The three bedrooms are double, two of them with double bed... the main bedroom has dressroom and its own toilet. The third bedroom has two individual beds. The second toilet is in the corridor. The main istance is its beautiful living room, that has, also american kitchen. In this estance stands out, the originals beams of the construction.   THE ZONE  The apartment is very good situated... to 300 meters to the Buen Pastor cathedral, in the city centre. In three minutes you can be in La Concha beach.. a great privilege. Where to eat Narru: A safe bet. An excelent restaurant, with a great quality- price relation. Situated in La Concha walk. Has a 33 euros excelent menu. Lanziego: An excelent restaurant where the product is the main guest and fusion traditional and modern cuisine. Va Bene: The burguer 100% "donostiara" (from San Sebastian) with first quality meat. A lot of people of San Sebastian goes. La Mamma Mia: Pizza and italian cuisine in a very nice place.   La Perla... a lot more than a talaso centre La Perla: is a termal centre sole in Europe. Use sea water for its treatments.
